How It Works

We gather comprehensive interior and exterior information about your property from the most reliable source: the owner/manager of the property. By knowing the "right" questions to ask and how to ask them we can provide accurate building insurance appraisals quickly and inexpensively for a universe of properties or a single property of any size. We have developed propritary building data collection forms that we send to our clients for completion. Once accurate internal and external characteristics of the building are obtained, a risk specific valuation is calculated using specialized software and a comprehensive replacement cost database. All results are reviewed under the strictest quality control standards. Once completed a report can be re-valued automatically so that new coverage limits reflect specific structures, not broad-based generic factors that have nothing to do with the individual risk insured. This approach to estimating building replacement costs is simpler, more precise and provides a greater degree of ongoing consistency and accuracy.

The Replacement Cost New Appraisal Report (click to see sample reports) is a comprehensive certified appraisal report that conforms to USPAP requirements. Our summary narrative report includes a signed letter of transmittal with the effective date of the appraisal, the stated purpose of the appraisal and a conclusion of value for your property. Also included in the report is a summary style technical narrative describing the property, definition of cost, approach to cost, scope of work, summary of replacement costs, details of replacement costs, and assumptions or limiting conditions employed in the valuation process. A signed certificate of appraisal is also included by the appraiser.
